Booking & Payments

By making a reservation, the guest agrees that any payment made (20% or 100%) is a booking guarantee and is strictly NON-REFUNDABLE.

Two payment options are available:

• Option 1 — Full Payment (100%): Pay the total price by credit card at the time of booking
• Option 2 — Deposit (20%): Pay 20% by credit card at the time of booking. The remaining 80% balance is paid by:
  — Credit card or bank transfer: at least 7 days before check-in
  — Cash: at check-in

Regardless of the payment option chosen, all payments are final and non-refundable.

Once a booking is confirmed, the selected dates are exclusively blocked and removed from availability.

Cancellations

If the guest cancels the reservation at any time, including:

• weeks before arrival
• days before arrival
• on the check-in day

❌ No refund will be issued
❌ Any amount paid will be fully retained

This policy applies without exception.

No-Show

Failure to arrive on the check-in date without prior notice will be considered a no-show.

❌ 100% of the booking amount will be retained. No refund.

Travel Disruptions & Flight Cancellations

We understand that flight cancellations, delays, and travel disruptions can happen. We aim to be transparent and fair with our guests.

However, travel arrangements (flights, transfers, visas, personal schedules) are the sole responsibility of the guest.

The following do NOT qualify as valid reasons for a refund:

• Flight cancellations or missed connections
• Travel delays or airline strikes
• Changes to travel plans

For this reason, we strongly recommend that all guests purchase comprehensive travel insurance to cover unexpected travel disruptions.

Exceptional Situations

Only serious and verifiable situations that make travel objectively impossible (such as hospitalization or severe medical emergencies) may be reviewed at the property's sole discretion.

Travel inconveniences, airline issues, or changes of plans do not qualify as exceptional circumstances.

• No refund is guaranteed
• No entitlement is created
• The property has no obligation to refund under any circumstances

Policy Justification

The accommodation operates with limited availability. Late cancellations result in irrecoverable financial loss, especially during high season. This policy exists to protect the property from such losses.

Important Notice

By completing a booking and making a payment, the guest:

• Confirms understanding of this policy
• Accepts that all payments are final
• Waives any claim to refunds
